Royal Independence One awarded TAK this six-story, 50,000 sf Comfort Suites Hotel during the design phase of the project. With only conceptual design drawings in hand, TAK began construction and coordinated closely with the architect to start and continue construction concurrent with development of final design. The construction for this six-story structure with penthouse included structural steel framing and concrete plank floor construction. The building features an exterior EIFS wall finish system, EPDM roof, under building parking and detailed landscaping.

Overcoming Site Constraints
TAK also overcame the constraints of the site’s restricting size and confined location. Located on busy Route 1 in Woodbridge, New Jersey with an industrial complex behind, the restricted staging area required careful scheduling of deliveries. TAK coordinated daily with material suppliers and subcontractors to accommodate work in this confined space.

Construction Concurrent with Design
With construction occurring concurrently with final design, TAK coordinated very closely with the architect and client for submittal approvals on long lead items such as the two elevators, fire alarm system components and HVAC equipment. This allowed enough time for fabrication and delivery of these items which kept TAK on schedule!

TAK successfully completed construction on this four-story hotel located in the suburbs of Bridgewater, NJ in the new “Bridgewater Promonade”. The hotel frame is a concrete masonry bearing wall structure and precast concrete planks with a steel-framed one-story pavilion. The building features an exterior EIFS wall finish system.

The hotel includes 129 attractive comfortable rooms with dataports, hospitality centers with microfridge and coffee makers, and some with complete kitchens. The first floor features spacious conference rooms with operable partitions, a full-service kitchen with hot/cold buffet, a business center and indoor heated pool and whirlpool.
